Inmoblia is a real estate intelligence platform that crawls the for-sale inventory of estate agencies across Spain and the judicial and notarial auctions published in the BOE, Spain's official state gazette, normalises each advert into comparable data and gives every property an Inmoblia Score from 0 to 100 measuring its quality as a buy-to-let investment.

Where it starts

Everyone is looking at the same shop window

Anyone looking for a property investment in Spain starts on the same three or four portals. There they compete with everybody else for the same adverts, in a ranking shaped by what each agency pays to appear at the top.

The real market is far bigger. Thousands of agencies publish on their own website, and part of that inventory appears there before it reaches the big portals — or never leaves the agency's own site at all.

How it works

From an agency website to an investment decision

Four steps that run continuously, with AI agents under human supervision. Finding the properties is only the first one: the real work starts afterwards.

  1. We find the source

    We find and validate each Spanish estate agency's own website and build it a bespoke reader. Every site publishes its catalogue differently, so there is no shortcut: the work is agency by agency.

  2. We capture the original advert

    For every property we store the text, the spec sheet and the images exactly as the agency published them. That material is archived, so any attribute we show you can be audited against its source.

  3. We turn it into data

    A hand-written advert cannot be compared. We normalise price, area, type, condition, occupancy and features into a single dictionary, detect the same property syndicated across an MLS network and track every price and availability change.

    We cross the property with the official data of its municipality, estimate its market rent and the net yield it would leave after costs, and sum it up in an Inmoblia Score.

Judicial and notarial auctions published in the BOE enter the same catalogue, with their case record, prior charges and possession status. And with their own score, because in an auction what decides is not yield but the discount to market value and the risk in the file.

One number, six factors, zero opinions

The score runs from 0 to 100 and answers a single question: how good a deal is buying this property to rent it out? It is a weighted sum of six measured factors, not an editorial verdict. On every report you can expand how many points each factor adds and which source it comes from.

    The estimated net yield: market rent minus property tax, service charges and an allowance for voids, arrears and maintenance, over the capital actually invested (including refurbishment where the advert declares it).

Three rules we never break

  • A missing figure never penalises: the factor stays at a neutral 50 and what drops is confidence, not the score.
  • Confidence measures the data coverage available, never the quality of the investment.
  • Every score is ranked against its own asset family: a home competes with homes, not with garages.

The data

Behind every number there is an official figure

We do not estimate on top of somebody else's estimates. Each municipality's market level combines every signal published for it: SERPAVI, registered deposit contracts, official appraised value, cadastral value corrected for its revision year and our own adverts. Each signal weighs according to the accuracy we have measured for it.

Every figure keeps its source, its territorial scope and its period. And when a municipality publishes no series, we say so in place instead of filling the gap.

What is Inmoblia?

Inmoblia is a real estate intelligence platform focused on investment. It crawls the for-sale inventory of estate agencies across Spain plus official auctions, normalises each advert into comparable data and gives every property an Inmoblia Score from 0 to 100 estimating its quality as a buy-to-let investment.

Where do the properties come from?

From two places: each estate agency's own website, which we read directly at source, and the judicial and notarial auctions published in the BOE. We do not take our catalogue from other portals, which is why ours is different: it includes inventory that sometimes never gets published outside the agency's own site.

What is the Inmoblia Score and how is it calculated?

It is a 0–100 number summarising how good a property is as a buy-to-let investment. It is the weighted sum of six measured factors: estimated net yield (34%), purchase value (16%), property facts (15%), municipal demand (13%), local market momentum (12%) and liquidity and risk (10%). Every report shows each factor's contribution in points, the data behind it and the formula step by step.

Is Inmoblia an estate agency?

No. We do not broker, charge commission or sell property. Every report links to the advert of the agency publishing the property or to the official auction record, and the transaction always happens with them.

Is the market data official?

Yes. Rents, prices, demand, liquidity and risk come from official public sources — SERPAVI and MIVAU from the Ministry of Housing, Catastro, INE, AEAT, SEPE and the Interior Ministry — and every figure keeps its source, territorial scope and period. What we add is the combination, the correction for size and asset class, and the validation of the result.

Do I have to pay or register?

No. Searching the catalogue, seeing each property's score and reading its full investment report is open and needs no account.

Does the score tell me whether to buy?

No. The score is a screening tool: it ranks and compares, and it exposes the reasoning and the data behind it so that you decide. It is not a valuation or investment advice, and the rent and value estimates are indicative.
